What is a Home Report?

A Home Report is a legally required document that provides prospective buyers with important information about your property before they make an offer. Introduced in Scotland in 2008, it ensures that buyers are well-informed and helps the sale process remain transparent.

A Home Report consists of three main components:

1️⃣ Single Survey – An independent Home Report Survey carried out by a chartered surveyor. This assesses the condition of your home, including its structure, roofing, plumbing, and overall maintenance. The report assigns ratings to different aspects of your property, helping buyers understand any issues upfront.

2️⃣ Energy Report – This includes the Energy Performance Certificate (EPC), which provides details on your home’s energy efficiency, estimated running costs, and recommendations for improving energy performance.

3️⃣ Property Questionnaire – This section is completed by the seller and includes useful information such as past repairs, council tax band, parking arrangements, and any other details that may be relevant to buyers.


Do I Need a Home Report to Sell My House in Scotland?

Yes, in most cases, a Home Report is legally required if you're selling a residential property in Scotland. Without it, you cannot legally market your home.

However, there are a few exceptions:

New Build Homes – If the property has never been lived in, a Home Report may not be required.
Unsafe Properties – If a property is derelict or in such poor condition that it cannot be inhabited, it may be exempt.
Private Off-Market Sales – If the property is sold privately without advertising, a Home Report may not be necessary.

What Does a Home Report Include?

1. Single Survey (Home Report Survey)
